project 01

Bathroom renovation

Over the years, this bathroom endured dampness due to improper materials and inadequate ventilation, resulting in issues across its external walls. Rosco & Perlini undertook a comprehensive redesign, sourcing materials and installing them in this Grade II listed property. Cork insulation was applied to external walls, complemented by insulated lime plaster and lime wash to facilitate breathability. Additionally, modern amenities such as a water softener, underfloor heating, and advanced extract systems were integrated. This renovation harmoniously blends historic preservation with contemporary fixtures and fittings.

Rear extension & garden

The property underwent a significant extension at the rear, which included the addition of a roof terrace and a lead-clad loft conversion. A garden, pond and outbuilding were also designed and constructed by Rosco & Perlini. Reclaimed London yellow stock bricks were used along with lime mortar to seamlessly match the original Victorian building. Additionally, timber sash windows with Slimlight double glazing were installed, replicating the appearance of the original single-glazed sashes while providing improved thermal performance and noise reduction.

Water Damaged Property

A traditional approach to damp proofing was employed to restore this property to its former glory. The external walls had become saturated due to the use of incorrect materials. The failed cement mortar pointing was removed and replaced with lime mortar, allowing the walls to dry naturally. The timber sash windows were renovated, and minor repairs were made to the roof and flashings. After giving the walls sufficient time to dry, internal repairs were carried out, followed by decorating.

Sympathetic roof repairs

Previous poor repairs and neglect had left this Grade II listed Chruch roof in a poor state. The building, which had been converted into flats, was experiencing numerous leaks. Many of the original 'Westmorland slates' had been replaced with cheap, inferior products. Rosco & Perlini were tasked with sourcing reclaimed Westmorland slates to carry out sympathetic repairs and prevent further leaks.

Stone wall repair

A tree fell onto the original stone wall surrounding a Grade II listed church, causing a section of the wall and the Bath stone blocks to be destroyed and in need of replacement. The damaged stone copings were replaced and cut from new blocks of Bath stone to match the existing structure. The blocks that could be salvaged were cleaned and refitted. Lime mortar and mature lime putty were used for the repairs to ensure compatibility with the original construction and to maintain the wall's historic integrity.

Commercial water main leak

A suspected leak caused 250 properties to lose hot water. Rosco & Perlini were tasked with urgently locating and repairing the issue. Using a combination of thermal imaging and acoustic equipment, the leak was identified. Our expert in-house team precisely excavated and exposed the mains pipework located under a concrete slab. The leak was found to be due to a failed 3-inch PPR joint, which was promptly removed and replaced. The concrete was then reinstated, and hot water service was restored the same day.

Bathroom renovation

Rosco & Perlini designed, sourced and fitted this bathroom within a grade II listed property. Cork insulation was fitted to all external walls with an insulated lime plaster and lime wash to allow breathability. A water softener, underfloor heating and the latest extract systems were installed. The room combines a sympathetic refurbishment with modern fixtures and fittings.

Full internal renovation

This full renovation offered a modern take on Victorian styling, incorporating numerous top-end features. The project included the installation of a Lightwave smart lighting system and underfloor heating throughout the property. To prevent further dampness issues, breathable insulation was used along with interior silicate paint.
